By the end of November I will be out of my current shop. The land lord decided to raise my rent from 1,000/month to 2,000 a month. I am build a new shop where my old kitchen was at the house. Going from 2,000 sqft to 100 sqft. Which will still work. Just all of my supplies will be put into storage.

What a bozo landlord...I'd guess there is an alterior motive:mad:! Mine is 132sqft...6'x22'. If I stay away from the chocolate, I fit no problem!!:wink:
 
Yep when I moved in here there were nine businesses operating in the park. After November there will be only one. The one problem here is flooding. We will get about 10' of water in the parking lot with this storm. Lucky my shop sits about 1 foot higher the the record floods of last year.
 
It will work Allan. I have 140 sq ft(10x14) with a jet mini, Powermatic 3520B, bandsaw, drill press, sharpening station, and base unit cabinets with counter tops along one of the 14' wall, upper cabinet and shelving on most of the other walls. I do store penblanks and other materials in cabinets in the garage adjacent to the shop. I know you will have a plan that will work. Hang in there.

It will work out. I will be glad not to have to put out the extra money each month into the lease. Next Sunday I will be putting in the new Kitchen which should take me about 1 week. Lucky all of the cabinets will be able to reuse. My biggest problem is the dust collector. I may have to build an outhouse for it. and run the house though the siding. Any suggestions would be helpful for not losing suction.

There are laws in Ontario that prevent drastic increases in rent, it is a max of 3.1% per year. Unless you've already commited to leaving you should look in to it.

I'm sure there are laws in Philly on rent control. $1,000.00 and in a flood plain sounds like he wants you out to do something else. I would move and contact the local free attorney help line. Most large cities have one and contact the cities rent and landlord office and find out what their rules are. even the small city I live in is pretty strict on the amounts of increase etc.
I just googled Philly rent control. Your city doesn't have any rent control.
Google it and see if there is any recourse.

Lots of places don't have rent control. In fact I was recently griped at by another land lord because I was NOT raising my commercial rents. Yep I am hoping to snag that guy's tenants.

losing all that space is difficult but Small shops work out. We had a full automotive machine shop here set up in a 12x30 unit. He was in that unit for 15ish years. If this guy could do it, a wood shop should be no problem. Wood working machines are nothing compared to the size of auto machine shop stuff.
 
IN most places I know of the free market is the only control on rents. What ever the market will bear.
 
Rent control here is for apartments only not offices. He is trying to sell the park for 2.5million dollars but with not tenants it's almost impossible. There was a large load lifted off of my shoulders Friday. Now get back to making pens.

I operate out of 12 x 24 tin shed... my d/c is in a 4x4 "outhouse" on the outside of my shop with the pipe through the wall, along the floor under one work bench, then up and over the ceiling to my lathe... my dc is a 2 hp from harbor freight and supposed to be rated at 1600 cfm... not sure I get quite that much because of the piping...I have two lathes, a band saw and my table saw on the DC with gates on everything except the band saw... and I think I need to put a gate on it so I can shut off that pipe and concentrate suction to which ever tool I'm working on.

I used the aluminum flex hose pipe used by dryers to run from the dc through the wall and under the work bench, then the flexible 4" hose that is made for the DC systems... I would suggest NOT using the flex hose I used... either a solid pvc, or the DC hose .... I have to get down and look, but I may have a leak in the flex hose.

My original shop in Houston was a 9x11 garden shed in the back yard... I had two lathes, two scroll saws mounted on an old desk, my table saw, my chop saw, a small table top band saw, a table top drill press, all my blanks and spares, all my garden tools, including the lawnmower, and who knows what else stored in that shed.... there was enough room to open the door, walk down a 2x3 work space in front of the lathe with the bandsaw and drill press behind me... any other tool I needed required taking several things outside.... if I needed to change my mind it was easier to step out into the yard... I always had to move the lawnmower outside so I could get inside.

I was in and 8x10 tool shed before moving to this shop. At least I am gaining an extra 20 sqft. I see this as an opportunity instead of a problem. We are down to one car so now my wife can drive instead of me driving her. We will save about 150.00 week in gas alone. I just have to wait until after next weekend to start in building process.
