got a email yesterday from the person we hoped to rent from; said they are first time landlords and don't understand policy and procedures and he will help me look for a place to rent... fortunate that no money exchanged hands.
ARGH!!!!!!! stressfull enough to work and look for a place that SWMBO will like o'well,,,, life must go on. There are plenty out there.

Wait a second, you got to give them the policy/procedures of renting their place?

That is awesome, all those years I had to live by someone elses rules when renting, things have gone full circle......your so lucky.

Whenever I rented my property out it was "my house - my rules" and no tenents who were getting any kind of public assistance.
 
The guy we're renting from never rented before. He went and downloaded the first rental contract he found on the internet.

My wife, who used to be a contracts administrator, went through it with a red pen. By the time she was done the contract had more red than black ink.

He's been awesome though. Things got rough for him when the economy tanked right after buying a new house, so he was stuck being unable to sell the one we're renting for enough to pay the mortgage. Our rent is less than his mortgage payment, and he wants me to buy it. It's cheap, but my credit sucks (getting better after my layoff from Ameriquest Mortgage) and I have no savings to speak of, so it ain't happening.

To the OP, you may find that first time landlords can be pretty awesome.
 
Unfortunate for me, we had a gentleman's agreement that I could rent the home when he moved out in June/July. They were going to work with me for the deposits since my move, was out of pocket. now, 3 weeks later, he says, he don't understand how to rent his house, and he can't rent to me. Think his wife, may have had more to do with it. Heck he didn't even want to put the utiities in my name, and was willing to give me the alarm codes. Anywhoo.. things are working out. Found 3 more places, waiting to hear.
