Somewhat busy for a while

For the next short while, I'll be pretty darned busy at home. I've been given a short term job, but as everyone knows, the prep work takes longer than the actual 'paid' portion of the job..so I'm pretty busy there.

On top of that, we bought an old family house - but the bank took exception to it. The Mortgage insurance inspection red-flagged the house...

So now we have to replace all outside cladding, including foam insulation, homewrap, and new siding (and soffit, etc while I'm at it), replace a number of rotten windows, make new vinyl frames for some others, buy a few doors (can't side up to old doors), and to top it off, I have to upgrade my electrical service. They gave me until January, but as all the Canucks know, it gets pretty cold and snowy here long before then.

Since it's on the mortgage, I have no choice but to be done by the date they gave me, or I'm in default on the mortgage and can lose the house. Not a good situation (and a bad time for a new full-time job!)

I can do all of the work myself by code (including electrical, when I pull a proper permit), but it's time consuming. I'll be at work until about five or so, then up on scaffolding until I run out of steam...sleep a few hours and repeat.

That being said, I won't be around as much as I usually am - I'm usually on here a good chunk of the day...

Just wanted to let everyone know what I'm up to, in case I end up with a thousand emails in my inbox when I check in asking why I haven't responded! :smile:

WOW! Good luck on your latest project. I've done pretty much everything you listed on one house or another over the years and the two things I learned are:

1. It ALWAYS costs more than you think it will
2. It ALWAYS takes longer to finish than you estimate

I wish you luck and we'll see you again when you get your head above water.

If the bank is demanding all these improvements, you ought to be able to finance them with a home equity line of credit. The house gains value as you improve it--hopefully in excess of the cost of improvements. With the current loan rates, this should be an attractive equation.

Can't hurt to ask --suggest--to them!!
