We spent the day looking at this trying to forget about the cost of a new roof.

They do get spendy. We had our replaced 2 weeks ago (hail damage). 40 squares took a day & a half.

Then come back another full day last week to fix all the OOPS shiners.

Yep did that 2 years ago when I had house sided and stone front put in. That was a big cost but not as much as my bath and kitchen were. Half that price. 2 rooms cost twice as much as refacing the entire house including the roof. Can you blow that picture up more??o_O:)

Just talking to a friend yesterday who needs a new roof. The problem is they had solar panels installed on their roof, and a grommet under one of the panels has rotted which allows water to get in. It appears that may have happened because the solar panels weren't installed properly. So they need to replace the roof as well as an inside ceiling. And of course, to do that, they have to remove the solar panels, and then reinstall them after the new roof goes on.

There was a 15 year warranty on the solar panel installation, but the company has gone out of business. So they are out of pocket on everything.

I feel your pain, although looking at the pic should briefly ease the pain of the new roof cost. Hurricane Harvey in 2017 provided us a hard blow of a reason to complety replace the roofs on our house, shop and garage, +much more. now you can stare at your new roof. Just saying………Smokey

Here's the new roof. If you zoom into the front door you will see my little workshop girl and the big firecrackers my wife made.

We had a second new roof install a few years back... both were paid for by insurance, so our outlay was only the co-pay... about 1% of motrgage value of the house.... the first was install incorrectly and we got leaks in 3 rooms of the house... it was installed by a fellow who proclaimed to be a pro roofer and was a friend of a neighbor.... second was installed by a proper roofing company... no leaks for last 3-5 years.
When we moved in there was an asbestos shingle roof, but a wind storm blew a number of shingles off.... replaced with a metal roof (incorrectly installed), then after all the leaks, a second metal roof other than a little noisy when it rains hard, love the metal roof.

John T. we get storms all the time. Never bothered me.
Yes as they say to each their own. Just put a 50 year roof on mine and that will outlive me for sure. I could imagine what a hail storm can do to a metal roof. I have seen what it can do to an asphalt roof. Today's weather sure is getting more crazy every year. Not seen storms and wild weather like what is happening around the country these days. Stay safe and keep a roof over your heads.
